Equity is the fraction of the pot that belongs to you on average: your probability of winning plus your share of any ties. A hand with 35% equity in a $100 pot 'owns' $35 — not because it will win $35, but because over many repetitions it averages that.

Equity is always relative to what you are up against. Ace-king has 46% against queens, 12% against aces and 67% against a random hand — the hand did not change, the opponent did. That is why serious analysis works with ranges rather than one guessed hand.
